This month, Chester Association of Property Professionals (CAPP) committee member, Tom Fearnall from Fearnalls Estate Agents, offers Chester some useful tips and techniques when selling your home.

As we enter another new calendar year many people will be considering a fresh start, which may of course include a house move. This can seem quite a daunting prospect however I hope the following tips can offer some comfort and clarity when considering your move.

The first step to preparing your home for sale should involve a deep clean and de-clutter to ensure all rooms are looking their best. Make sure that the exterior of the property is well maintained – have you considered repainting the front door? Any small details like this can make a big difference with first impressions and that all important kerb appeal. Make a list of any minor repairs that may be necessary – broken tiles or perhaps a lick of paint?

Staging your property is crucial when the marketing details are prepared and indeed for when viewings take place. Make sure your furniture is arranged appropriately to best demonstrate the space on offer. Good lighting is essential along with fresh flowers and candles which can really help to give a warm and welcoming touch. Remember, the goal is to create an inviting and appealing atmosphere that allows potential buyers to envision themselves living in your home.
